Hilton Head Plantation
Hilton Head Plantation is located on the northern tip of the island and is the second largest community. It encompasses 4,000 acres of naturally lush island vegetation that is haven for both wildlife and man. It is well planned and meticulously maintained. It has breathtaking sunsets and water views. Hilton Head Plantation includes four separate equity golf clubs, tennis courts, a beach park, stables, and a full service marina.



Indigo Run
Indigo Run is a private residential and golf community located directly across Highway 278 from Hilton Head Plantation. The community encompasses of 1,712 acres and at maturity will have approximately 1400 residences. Indigo Run has two golf courses one public and one for members only. The first course was developed by Golden Bear design Associates, a Jack Nicklaus company. This beautiful place also has club facilities, tennis courts, swimming pools, playgrounds and leisure trails.



Long Cove
Long Cove Club is an exclusively residential and totally private community. It was founded in 1980 by three local businessmen and consists of 573 full size residential home sites on 610 acres. Long Cove is a membership community noted for having one of the top ranked golf courses in the state of South Carolina. . The community also has its own marina facility for its property owners to harbor their boats and watercraft



Palmetto Dunes
Palmetto Dunes Resort is considered by many to be the most beautiful resort and residential community on Hilton Head Island. It's got a great balance of resort and residential. There are three miles of ocean access This community features 3 award-winning golf courses (54 holes), 25 tennis courts, the Island's deepest yacht basin & marina, a 10-mile river-like lagoon system and 6 miles of bike paths.



Palmetto Hall
Palmetto Hall is the Island's newest community, which offers plantation living at reasonable prices. There are only 552 single family home sites included in the 750 acres, providing a density of less than one house per acre. This community features two championship golf courses by world-renowned architects, Arthur Hills and Robert Cupp. It also offers two 18 hole golf courses, a swimming & tennis facility, and a magnificent clubhouse.



Port Royal
Port Royal Plantation is a 1000 acre private beach front community limited to single family homes and was the second island community to be developed (in 1968). It has a historical site where the earthworks of Union Fort Sherman still stand. The facilities include a magnificent Southern Clubhouse, three golf courses, a championship croquet court, a five star racquet club lodging and restaurants.



Sea Pines
The Sea Pines Resort, located on Hilton Head Island, was the first gated community developed. It offers rental homes, villas and condos as well as a multitude of tennis courts, two full service marinas, retail shops & restaurants, bike trails, and beautiful.



Shipyard
Recently remodeled, Shipyard Plantation offers direct beach access. It's got several golf courses as well as hiking, biking, tennis, shopping and restaurants. There are a total of 27 holes of golf and only a two minute bike ride to the world famous Van der Meer Shipyard Racquet Club.



Spanish Wells
Spanish Wells Plantation offers waterfront privacy and tranquility. It is a 350 acre community with a semi-private nine-hole golf course and private pool complex. Many of the island's largest and most expensive homes can be found in Spanish Wells.



Wexford
Pleasantly un-crowded, Wexford Plantation represents exceptional value. This plantation is an private yachting and golf and tennis community offering an elegant lifestyle. Wexford is a 525-acre yachting and golf community located on one the world's most celebrated resort islands. The harbour is always calm and at a minimum 8 feet in depth.

 

 

Bluffton Communities

Riverbend
Located 15 miles from Hilton Head is Riverbend on one mile of Okatie River headlands. It is an age restricted adult community developed by Del Webb Corp. This upscale gated community has custom built homes on large lots with wooded, lagoon and marsh views. There are 316 homes and all have access to a waterfront clubhouse with dock, pool and two 18 hole golf courses.



Moss Creek
Moss Creek Plantation is a private country club community and is the mainland gated community nearest to the Hilton Head Island bridge. With over 800 home sites and a few condominiums, the development has 2 private golf courses and clubhouse on 1042 acres. There is a private community swimming pool overlooking the plantation's marina and there are miles of walking/bike trails within the development. There is also a tennis club available.



Colleton River
Just off the bridge from Hilton Head is the private 1,500-acre residential county club community known as Colleton River, with 7.5 miles of saltwater marsh frontage and over a mile of deep water on Colleton River. The community is bordered by a 1,200-acre South Carolina Nature Preserve, the deepwater Colleton River and vast tidal marshes. The homesites start at $275,000. Residents enjoy acclaimed courses by Pete Dye and Jack Nicklaus, a golf practice facility, a Stan Smith designed tennis facility, an activity and fitness center and a wonderful Charleston-style clubhouse that affords views of the Nicklaus course and sunsets on the Colleton River.



Belfair
Belfair is a 1,100-acre private golf club community located five miles from Hilton Head Island, in South Carolina. The community is just three years old; it's of great natural beauty and outstanding amenities. It has two championship golf courses designed by Tom Fazio as well as its own Belfair Towne Village commercial area. A variety of facilities can be found at the Family Activity Center including a tennis club, indoor/outdoor pools, fitness club, playground, and basketball court and picnic grounds.



Rose Hill
Rose Hill is one of the first off Island planned communities. The plantation is divided in half. One side of the plantation features golf and wooded view home sites around the 27 hole golf course that is open to the public. The homes on the estate side are built on gracious 2.5 to 3-acre lots near a fully equipped equestrian center, polo fields, and riding trails. Amenities within the gate community are golf, tennis and equestrian center and polo field. Several homes on the estate side of the plantation have their own private stables plus a boat ramp for the community. . The historic Rose Hill home is an original antebellum mansion that enhances the beauty of this stately plantation on the Colleton River.



Eagle's Pointe
Eagle's Pointe is a 366 acre planned community in Bluffton created around the public Davis Love III golf course. A golf course designed by Davis Love III highlights the neighborhood, and the clubhouse includes a pro-shop, restaurant and a social/meeting room. It features a variety of Centex homes (3 and 4 Bedroom) range in size from 1,490 to 2,579 square feet.



Berkeley Hall
Berkeley Hall is the areas newest private upscale community located 7 miles from Hilton Head Island. Two Tom Fazio courses are scheduled with the first to open in the Spring of 2001. Berkeley Hall is an 860-acre, private golf club community on the Okatie River, and approximately seven miles west of Hilton Head Island. The community consists of 860 acres with a 25,000 square foot clubhouse, activity center and health club with lap pool spa. Berkeley Hall also offers an outdoor pool and tennis courts. There are a limited number of marsh, golf, lagoon, lake and deep water view lots available. There will also be guest cottages built for investors..



The Crescent
The Crescent is Centex Homes newest Bluffton area golf community, less than 4 miles from the Hilton Head Island bridge. The Crescent offers fairway homes on the only Arnold Palmer designed course in the Hilton Head area. Stretched along the marshes of the Colleton River, this community offers golf and family amenities in a beautiful Lowcountry environment. The community has 3 neighborhoods to choose from with over 400 homes planned. The Clubhouse has a pro shop and a residents-only gathering room. There is a fitness center with a large swimming pool, sundeck and cook out area.



Sun City
Sun City is Located 17 miles from Hilton Head. It has 5,600 acres and will eventually have 8,500 homes in an age restricted adult community developed by Del Webb Corp. The community is centered on a recreation campus plus 20 acre lake for fishing.



Rose Dhu Creek
Rose Dhu Creek features more than 260 acres of beautiful land for home sites that are one acre or larger. At this point there are 75 estate sized homes. The plantation has a fitness facility with professional on-site trainers, over 6.5 miles of riding trails traversing along stunning marshes, majestic live Oaks, and abundant wildlife.



Baywood
Located just outside of historic Bluffton, this small neighborhood has a calming environment at reasonable prices. It has a peaceful 97 homesites, which is great for the small community feel.



Farm at Buckwalter
The Farm at Buckwalter, one of the newer communities, is a neighborhood-oriented community of both affordable townhomes and single family homes. This community is located near schools, recreation and shopping. The other community is Woodbridge. This 200 acre family community has a neighborhood pool, clubhouse and 13 acre park. The architecture of the homes is consistent with historic Bluffton.



Heyward Pointe
Heyward Pointe is a 128 manor sized homesite on 615 acres of gated community. There are 25 total acres of equestrian park and five miles of walking and bike riding trails. 70 acres of fishing camp include launching for canoes and kayaks. There is a fitness center and tennis court. Lots range from 1 to 2.7 acres and include lakefront views.



Heritage Lakes
Heritage Lakes is a neighborhood where no two homes are the same. The community of 250 acres with 235 homes planned at completion and 40 acres of lakes and 40 acres of wooded preserve. The first four phases are sold out. Twenty-five homesites remain ranging in price from $52,000 to $61,000. There is also a community pool available for residents' enjoyment, over 600 acres of giant magnolias, 300-year-old oaks, fresh water lakes and marshes have been transformed into a golfing community to rival the finest in the world. It is ranked among the "50 Best Public Courses in America" by Golf Digest.



Olde Town
Olde Town is a beautifully set residential area with approximately 20 acres of land and wetlands, with great views. There are two developments within. The Village Homes has a total of 37 lots; 17 have existing homes and 20 lots remain. The Manor Homes are single-family, custom homes with two private residences. Each home is sold as a single unit and when purchased on of the units can be rented. Residents can enjoy park areas and playgrounds.



Fern Lakes
Fern Lake offers 90 homes in a great neighborhood for families with unique three-mile long lake waterway with excellent fishing and boating. Generously sized home sites average 3/4 acre and residents enjoy a neighborhood pool and playground.



The Garden Homes at Lake Linden
Each of the newly constructed Garden Home town homes enjoys either a lagoon or wooded. There are lighted sidewalks throughout and a recreation area that includes a swimming pool, tennis courts, volleyball court and a playground for the kids.



The Preserve at Lake Linden
The Preserve at Lake Linden offers 227 homes starting at $210,000. This, like most others, is a family neighborhood with a pool and bathhouse.



Bluffton Park
Bluffton Park is a newer neighborhood with four hundred homes make in the first phase of this neighborhood. Eventually this will include retail and commercial centers. Bluffton Park is within walking distance of the 32-acre community park and the homes are designed to be affordable.



Victoria Bluff
Victoria Bluff is a neighborhood of 63 homes off Sawmill Creek Road in Bluffton. The community is heavily wooded and surrounded by the 1200 acre Victoria Bluff Preserve. No two homes are alike in Victoria Bluff. There are numerous walking trails meandering through this charming community.



Meadowbrook at Old Carolina
Meadowbrook at Old Carolina 31-home community with homes affordably priced. Each has either � or 1/3 acres. There is pool and tennis facility, and a special arrangement for golf privileges nearby.



Island West
Island West has a special arrangement with the golf club offers preferred membership packages to homeowners. The 150-acre coastal forest out of which this course is carved includes live oaks and tall pines around lush wetlands and richly colored Bermuda-grass greens and fairways. This was designed by Fuzzy Zoeller in 1992.



Westbury Park
Westbury Park is a great neighborhood with sidewalks lit by street lamps and stocked lakes with shady squares. The clubhouse has a swimming pool and fitness area. Townhomes start in the $189,900, homes at $247,900.



Palmetto Bluff
Palmetto Bluff is 20,000 acres of a residential community as well as conservation preserve. The land has three historic rivers and is a sea island. It is located 20 miles north of Savannah, GA and 10 miles west of Beaufort, SC. The center is a waterfront village set along side the May. There are extensive nature preserves, river access and walking trails. Family Legacy Compounds ranging from 10 acres or more will enjoy a level of privacy, security and beauty found in few other places.
